Brickell is synonymous with cosmopolitan urban living in Miami and the place to be if you want to walk to multiple dining and entertainment options, typically also close to work. Historically -and currently- Miami’s financial district, you will also enjoy a vibrant and energetic neighborhood with water views, great condo options and an exciting mix of people from all around the world and different states around the nation. Brickell has developed in exciting ways over the last 15 years and that is why it’s important to consider the four major subdivisions in the neighborhood as you seek Brickell condos for sale.
The Brickell in Miami neighborhood is associated with all the buildings that flourished along the Brickell avenue corridor, particularly in the 70’s and 80’s. This area along Brickell avenue is limited by South Miami avenue on the west and Biscayne Bay on the east; it starts at the north at the Miami river and ends on 15th street in the south. This is what we refer to as Brickell central business district and what most people tend to associate with the Brickell neighborhood and urban living in Miami.
This area is where you can find most offices, shopping, bars and restaurants in Brickell. This is the home to JP Morgan, Santander, McKinsey, KPMG as well as banks, private equity, law and technology firms; many businesses relocating global or regional headquarters to Miami in 2021+ such as Microsoft, Apollo Capital Management, Thoma Bravo, CI Financial also find their home in buildings such as the new 830 Brickell Plaza tower. I am privileged to have been able to help dear clients from several of these organizations navigate and establish themselves in out beautiful city.
This Brickell in Miami area is home to a long list of world class bars, restaurants and entertainment venues. Here you will find well established premium establishments from domestic and global brands such as: Sexyfish (UK), Cipriani (NYC), Balans (UK), LaMar (Peru), Mortons (US), Capital grille (US), Trulucks (US), Cantina LaVeinte (Mexico), Nussr-et (Turkey) as well as local world-class favorites like Casa Tua, Komodo, Filia, Pubbelly and many others.
This area is also home to many hotels including Four Seasons, W, Conrad, East and JW Marrriott as well as newcomers for 2022 such as Citizen M Brickell.
This area provides the broadest offer of Brickell condos developed across four large waves of construction. Brickell condos for sale in buildings like Flatiron, SLS Brickell, Echo Brickell, 1010 Brickell, Brickell Heights and Reach and Rise in Brickell City Center correspond to the latest construction wave of the late 2010’s, characterized by more extensive use of glass and metal, high end appliances, top flor pools and in some case, higher ceilings.
Brickell condos in buildings like Icon Brickell, The Plaza on Brickell, 1060 Brickell, Jade are very good condos that correspond to the 2005-2009 previous wave of construction which tend to be modern with white exterior and tinted green, blue or brown windows, the first large wave of construction compliant with post-Andrew tighter construction standards. Baccarat, Major and Lofty are key Brickell in Miami preconstruction buildings, ready for occupancy by 2025/2026.
South Brickell in Miami is a quiet residential area that starts on 15th street from the north and encompasses all the condos along Brickell avenue all the way to the beginning of the Rickenbacker causeway that communicates to Key Biscayne. All of the Brickell condos in this area lie between Biscayne Bay and Brickell avenue offering fantastic views in buildings like Santa Maria, Bristol Tower, Skyline on Brickell, Atlantis, Brickell place, etc. Traditionally this has been an area with a reputation for upscale living.
Most of these Brickell condos date back to the 80’s, 90’s and 2000’s with Skyline being the most recent one, built circa 2004. Santa Maria, developed in 1997 by Ugo Colombo, the developer of Flatiron Brickell is regarded as the most prestigious address in this area. Recently this area has gathered attention and is starting to regain its status as top residential destination with new ultra luxury preconstruction projects like Una and St Regis Residences Brickell announcing construction in this area. There are also some smaller and less luxurious options on the west side of Brickell avenue.
As Brickell in Miami got built and land grew scarce, developers started building west of South Miami Avenue in an area that technically had not been part of Brickell, all the way to I-95. This area got a boost as The Miami Underline projects transforms the area below the Miami Metrorail and makes it safer and easier to walk, along -and across- South Miami Avenue.
Given Brickell West is a new area being transformed from homes to high rises, here you can find modern buildings like LeParc, Brickell Ten, Miro and the upcoming 1 Southside Park at Brickell station as well as hotels like Aloft Brickell and Novotel Miami Brickell; as well as soon to be launched AC Hotel Brickell and Element Brickell, which are already built as of early 2022.
It’s not hard to predict this is where the bulk of construction will take place over the coming years and may look over the next decade more modern than other pockets of the Brickell in Miami neighborhood and financial district.
Brickell Key is a delightful and exclusive small island, accessed via 7th street, home to the Mandarin Oriental hotel as well as beautiful oceanfront buildings like Asia, Carbonell, Tequesta Point, Courts Brickell Key, Courvoisier Courts, and several others. It offers spectacular waterfront views and half a mile panoramic path around the island as well as restaurants, grocery store and some offices. It has a more laidback and calmed vibe than Brickell CBD.
